Received a job offer (not too crazy about), waiting for final interview with my first choice. What should I do?

To top it all off, I actually don't want to leave my current position, but the company pays way below market rate, and I have a feeling the owner is going to dissolve or sell the company soon. What would you do if you were in my situation?
