Relocation package terms

In the near future I may be offered a relocation package. During the initial interview screen with this companies recruiter, she told me the dollar range of their relocation packages and said it varied on whether people rent or own homes.

This will be the first time I have been offered, thus having no experience with them. If it moves forward this will be around a 900 mile move for me.

Can anyone offer insight into terms that often come with these offers? Do they cut you a check after signing an offer? What kind of instances could result in the need to pay back the package?
