Should I relocate to another state for a better career opportunity despite the lack of financial growth,?

I just received a job offer with a 20% pay raise and a better opportunity to advance my career. At first, I was open about moving to another state until I started crunching out the numbers to find out after adjusting to the new cost of living, the raise is about 5% if I want to main my current level of comfort, and the cost of moving among breaking my current lease (2 months rent), signing a new lease, and moving my belongings /furniture will cost ~$5,000, which I can afford, but it will big portion of my emergency savings, which is something I don't really want to do considering I am moving to an uncertain situation.

I am interested in the new opportunity, and I think it can open a lot of career advancement for me, but also I am hesitant since financially the move is a pretty burden. I am currently employed in a good job that I have had for 5 years that I like, and it has a great work culture and stability, but I am not going anywhere hence why I started looking for a new job 2 months ago. This is pretty much the second job offer I have ever gotten since graduating college, and that is why I was rusty with negotiating salary and/or relocation help so I ended up in this corner until Monday to make a decision.
