Friend accepted a job for $15/hr (USA) to do management of a couple properties that are listed on AirBnB. During onboarding hiring process, they were told the previous person was averaging 10-15 hours a week (60 hours a month) and worked 100% remotely out of state and the hours would be similar.
Friend accepted the job and here are the requirements.
1) On call from 8am to 8pm
2) Must respond to all messages from customers within 10 minutes
3) Must be ready to go onsite to the properties for repairs or handles situations if needed within the 12 hour on call time
4) Must go onsite to do basic repairs and errands
5) Schedule cleaning crew and handyman to clean and make any necessary repairs
All sounds reasonable until the pay structure comes into play which was not disclosed until after my friend starting working.
1) No mileage reimbursement (so gas and vehicle maintenance costs are all out of pocket lowering the hourly wage. Yes, it is tax deductible, but that only reduces tax liability essentially lowering hourly pay) 2) $250 flat rate per month (yes, per month) to cover communication time with customers and the time is not counted towards the hourly pay
3) No equipment provided by company or reimbursement for own equipment used (ex. cell phone, laptop, etc.) This one is not as big of a deal, but still a factor.
Drive time and time on site are easy to track for hourly rate, but the issue is with scheduling a cleaning crew and a handyman to fix things take minimal time, just a few minutes per property per booking, which is no where near 10 hours a week, maybe 4-5 hours a week.
The other issue is being on call 6 days a week for 12 hours at a time with the company expecting a response to all requests\questions within 10 minutes for only $250\month. That seems ridiculous, but that's just my opinion.
Thoughts on a pay structure that is fair for both the employee and the employer or maybe how the pay currently offered is reasonable?
