Remote work versus great pay/advancement

Working from home currently full time due to Covid. Make a decent wage but would like to advance in my career which I was told to wait for later here. I've been offered a new job for 25k more and as a lead with advancement opportunities if I do well. The only catch is I am required to be client facing 3 days a week, 39 miles from my home into the city - about a 2 hr commute each way. I'm considering showing my current employer the offer and see what they think. But I've been refused advancement many times (despite excellent reviews). My employer tends to only advance folks when they absolutely have to. Tough call that I'm on the fence on.
