Only employee, quitting after less than 4 months. Help...

I got my job mid February right before Covid hit and I was replacing the front desk position in a chiropractic office after the lady that had worked there for 12 years was fired for her general unfriendly attitude with patients. I have excelled and both my boss and patients really enjoy me and I have made a great change in this office. However I am the only employee, I was not made aware when I accepted the job that we did not have breaks, that if I get sick I have to contact an employment agency and then get the temp set up at the office if I want to call in to take the day off, that the full time position is only 35 hours and that I get paid every 2 and a half weeks and that the days my boss takes off I either have to go in to work alone and just keep busy or I have to use the 5 vacation days I have or my pto even though I only have enough work for 2 solid hours of cleaning and waiting to schedule people when they call. I really like my boss but this job is not what I expected nor do I have benefits and it pays close to minimum wage. I applied for a different receptionist job in an eye surgery center and their starting pay is $3 more than I currently make with a $1 raise after the 90 period is over with full benefits and 40 hours and just a normal job structure. I am hoping to get offered the job on my second interview tomorrow and I am just trying to figure out how to quit this job after less than four months as the only employee to this D.C., I want to put in two weeks, but the closeness and the fact I have worked there such a short time means this will be like asking for a divorce...this is going to be very awkward....any advice on a gracious way to word giving her...the news 😬 any advice would be greatly appreciated!
