Career Advice - Too many degrees and not enough career

I'm 37 and have three degrees. Former public school teacher who hated it, moved overseas to teach ESL and had a great adventure, great work life balance, and saves a bit of money. I returned home after a few years to pursue real estate as a way to recreate that balance I loved so much.

I landed in property management and have managed a 40 bldg multifamily portfolio in Chicago. I earned a MA in real estate development hoping to get into development some way or another. It's a niche business. I could not land an interview for an aquisitions team at all. They want new grads and those who interned last summer. I took a small pay cut to move into industrial for a national company third party hoping to make some things happen. I feel like I'm stuck in property management. I think I would like construction and facilities management, and I am currently dying behind a desk doing work that does not use my skills. I hate it so much it's depressing.

I want to have kids, make a decent living, and invest in my own properties, buy a few rental properties. I've never wanted a nine to five job and never will, but I am indecisive. I've debated starting my own managment company or maintenance company but I'd have to do it as a side hustle. I have very little left after I pay bills so I can't mess around starting a new thing. I need to be brave and make a decision to do something different. Just not sure what that may be. Advice on how to determine your what and why?
